About us
Sernico is an independent resource for people who own or want to own rental property: small landlords, buy-to-let investors, owners in apartment buildings and anyone who has to make sense of service charges, mortgages and rent reviews. Our aim is simple: clear explanations and honest numbers, so you can make better decisions about your property.
What you will find here
- Practical guides on buy-to-let investing, financing, letting and tenant management, property and building management, and maintenance. Each guide answers one question properly, with formulas, worked examples and checklists rather than vague advice.
- Free calculators for the sums landlords and owners do most often: rental yield and cash flow, mortgage repayments with an amortization schedule, service charge allocation between units, and rent increases by percentage or index.
How we write and update articles
- We explain principles, not loopholes. Property law, tax and lending rules differ from country to country and change over time. Our guides explain how things generally work and point out where local rules matter. They are not legal, tax or financial advice. For decisions with legal or tax consequences, talk to a qualified professional where you live.
- No invented numbers. We do not quote statistics, studies or market averages we cannot back up. Figures in our articles are clearly labelled example calculations, so you can follow the maths and replace our numbers with your own.
- Checked calculations. Worked examples are recalculated before publication, and the formulas in our articles match the ones our calculators use.
- Dated and revised. Every article shows when it was published and when it was last updated. When we find an error or something changes, we correct the article and update the date.
Our calculators run in your browser
All Sernico tools work entirely on your device. The numbers you enter are not sent to a server, not stored and not shared. You do not need an account, and closing the page clears everything. The results are estimates based on the inputs and assumptions you choose; always check important figures with your lender, adviser or the documents that apply to your property.
Languages
Sernico is published in English first. German, French and Spanish versions are being added, adapted to local terms and examples rather than translated word for word.
